Recent discussions about governments purchasing unsold condominium units have highlighted an important reality in today’s housing market: thousands of completed or nearly completed condominium units remain unsold across Canada. Governments are exploring ways to put these homes into use more quickly by purchasing some of them for affordable housing programs.
While this proposal is separate from the Muslim Seniors Residence (MSR) Program, it reinforces several important principles that support our vision.
Unsold Condominium Inventory Creates New Opportunities:
A growing number of completed condominium units remain vacant because of changing market conditions. This presents an opportunity for organizations and groups that can bring together qualified buyers. Rather than waiting years for a new project to be built, existing inventory may allow communities to secure homes more quickly.
The MSR Program Takes a Different Approach:
Unlike government programs that may rely on public funding, the MSR Program is based on a private, community-driven model.
Our objective is to organize a group of committed Muslim seniors who wish to purchase their own homes within the same condominium community. By negotiating directly with developers, the group may be able to obtain favourable pricing through a bulk purchase arrangement. This approach benefits everyone involved:
- Members have the opportunity to purchase their own homes at competitive prices.
- Developers can reduce marketing costs and sell multiple units through a single transaction.
- Communities benefit by creating a vibrant, faith-centred environment where seniors can remain independent while enjoying companionship and mutual support.
Current Market Conditions Support the MSR Vision:
The current housing market demonstrates that developers are increasingly looking for reliable buyers for completed or near-completed projects. This creates an environment where organized buyer groups, such as the MSR Program, may have greater negotiating power than during a strong seller’s market. As a result, the MSR Program may be able to:
- Secure better pricing through bulk purchasing.
- Reduce waiting time by focusing on existing or near-complete projects.
- Help members move into their homes sooner.
- Create a supportive Muslim seniors community without relying on government funding.

For the MSR Program, this strengthens our belief that a well-organized group of committed buyers can work directly with developers to create a practical, affordable, and sustainable housing solution for Muslim seniors.
